Sales are rising while prices are falling for Roy Utah housing market

The number of homes sold in the entire area of Roy spiked42.22 percent in October as housing prices continued their downward spiral,according to the MLS data and local Association Realtors reports.

Roy Utah real estate median price home buyers paid lastmonth was $139,500, plummet as little as 1.41 percent from the same month theprior year, but up nearly seven percent from September. The year-over-year mediandeprecation was the lowest on the record for this year.

Active homes for sale in Roy at the end of October standat 240 units, down 23.57 percent from October 2010 and 11.14 percent belowSeptember’s active homes for sale inventory. Meanwhile, the number of days ahome spent on the market last month fell about six percent to 79 days.

Cities around Weber County (which Roy belong) wereexperiencing the same trends in both sales and prices. Each city saw a decreasein prices and an increase in sales.

North Ogden downward sales trend ends in October

North Ogden Utah real estate market bounced back after aseries of sales downturn that started in June. Sales of residential homesincreased in North Ogden last month over the same period the year earlier. Median sales price as well delivered a good number last month moving ahead overOctober 2010.

The market finishes strong in October which logged a totalof 18 new and resale residential North Ogden houses. That was 33.33 percent above October2010 sales of 12. Similarly, the median sales price climbed 12.17 percent from $143,500in October the year ago.

Meanwhile, in month-by-month comparison, October home salesmanaged to pull away from September which posted total sales of just 11. Themedian price of $163,375 also represents an increase over September’s median of$147,500.
